A calm starting point for the work that matters.

The private Alpha already brings together property dashboards, compliance, maintenance, tasks, tenancies, expenses, ownership and user roles.

Three outcomes

Property operations without the spreadsheet sprawl.

PropertyOS is deliberately focused on helping independent landlords see, record and act—not on replacing letting agents, accountants or professional advisers.

OUTCOME 01

See what needs attention today.

A portfolio summary surfaces missing compliance records, open tasks, maintenance issues and important tenancy dates, with links to the source records.

OUTCOME 02

Track compliance and renewal dates.

Record the certificates and dates relevant to each property, keep supporting evidence private and review deterministic reminders before items become overdue.

OUTCOME 03

Keep records, tasks and expenses together.

Connect property details, tenancy records, maintenance, tasks, expenses and documents in one organisation-scoped workspace.

Built by a UK landlord

Created from the work behind the portfolio.

PropertyOS began with a familiar problem: property information spread across spreadsheets, calendar reminders, email, documents and memory.

As a portfolio grows, the risk is not usually a lack of effort. It is that the next important date, repair, task or document is hidden in the wrong place.

PropertyOS is being built as the workspace its founder wanted to use: calm, traceable and focused on the practical work of managing UK residential property.

The private Alpha is now being tested with real landlord journeys. The founding programme will open after that feedback has been assessed.

Who it is for

Self-managing UK landlords with growing portfolios.

You may be a good fit if…

  • You manage UK residential property yourself.
  • You have outgrown spreadsheets and scattered reminders.
  • You want property records and operational work in one place.
  • You value a clear audit trail and exportable data.

It is not currently designed for…

  • Letting agencies managing property for multiple clients.
  • Commercial property or short-let operations.
  • Replacing legal, tax, accounting or compliance advice.
  • Landlords operating outside the UK.

Data, access and security

Clear boundaries, without claims ahead of the evidence.

Organisation-scoped records

Business records are linked to an organisation and protected by database row-level security designed to prevent cross-organisation access.

Private documents

Uploaded evidence is stored privately and accessed through authorised links rather than public file URLs.

Roles and read-only access

Owner, Admin, Member and Viewer roles support different capabilities. Viewer write access is blocked in both the interface and database policies.

Portfolio export

Owners and Admins can download a formatted Excel portfolio report. Bulk document ZIP export is not currently provided.

Private Alpha status: email confirmation is enabled. Multi-factor authentication, formal backup/restore evidence and wider security acceptance testing remain planned work and are not being advertised as completed.

Founding landlord programme

Help shape PropertyOS after private Alpha testing.

The programme is intended for a small number of self-managing UK landlords who are willing to test real workflows and give direct, practical feedback.
