PropertyOS began with a familiar problem: property information spread across spreadsheets, calendar reminders, email, documents and memory.
As a portfolio grows, the risk is not usually a lack of effort. It is that the next important date, repair, task or document is hidden in the wrong place.
PropertyOS is being built as the workspace its founder wanted to use: calm, traceable and focused on the practical work of managing UK residential property.
The private Alpha is now being tested with real landlord journeys. The founding programme will open after that feedback has been assessed.

Data, access and security
Business records are linked to an organisation and protected by database row-level security designed to prevent cross-organisation access.
Uploaded evidence is stored privately and accessed through authorised links rather than public file URLs.
Owner, Admin, Member and Viewer roles support different capabilities. Viewer write access is blocked in both the interface and database policies.
Owners and Admins can download a formatted Excel portfolio report. Bulk document ZIP export is not currently provided.
Founding landlord programme
The programme is intended for a small number of self-managing UK landlords who are willing to test real workflows and give direct, practical feedback.
Pricing, programme terms and support commitments will be published before anyone is asked to join. No lifetime discount or launch price has been promised.
